What's an EPC?

An energy performance certificate (EPC) is a legal requirement when selling or renting your property.

The rating is between A (most efficient) to G (least efficient). This rating gives an indication of the typical energy usage and costs in heating and lighting the property.

For Homeowners

If you are thinking of selling your house, you will need one of these.

Alternatively, If you want to find out how to improve energy efficiency, this is the place to start.

If you're thinking of buying a house, make sure you see the EPC before signing, and even better would be to get a new one to be sure of the current level of efficiency, especially if the existing one is older.

For Landlords and Prospective Landlords

This should be one of the first steps before advertising your property for sale or to let.

If you're thinking of buying a property to let, avoid the shock of unexpected compliance costs by getting a survey carried out, to verify the current state of energy efficiency.

Current Legislation

Currently in the UK there is a phased approach of minimum energy standards.

  • 2025 - All new Tenancies - Minimum 'C' Rating.
  • 2028 - All Tenancies - Minimum 'C' Rating.

  • How long does an EPC Survey take?

    Generally, an EPC survey will take 30-45 minutes depending on the size of the property.

  • How long do I wait to get a survey after contacting you?

    This is subject only to finding a mutually agreeable date and time, so usually within a few working days

  • How long until I get my certificate after the survey?

    After the survey has been carried out you will receive the EPC documentation within 24hrs, providing payment has been made.

  • How is an EPC Calculated

    Data is collected from your property and processed to calculate the environmental performance rating. This includes area measurements, evidence of lights, heating, & information on your boiler.

  • How long is an EPC valid for?

    EPC certificates are valid for 10 years from date of inspection.

  • When is an EPC due to be renewed?

    If the EPC certificate is out of date when you wish to sell or rent the property.


    Also, If you have carried out work to the property which is likely to have changed the energy efficiency, it would make sense to get a new Environmental Performance Certificate.


    Such changes would include things like installing windows, improving insulation or converting from oil to gas, for instance.
